LEED® Silver Office Retrofit
EDEV Real Estate Advisors retained Maple Reinders to complete a retrofit of a dated, vacant facility into 15,000 sf of office space and 35,000 sf of warehouse space into a total of 45,000 sf of office flex space. Extensive roof shoring was put in place in order to remove exterior loading bearing masonry walls and replace with structural steel moment frame. This allowed the main exterior elevations to be glazed with continuous curtain wall glazing, and flood the interior space with natural light. Kingspan Optimo metal insulated panels were used on the new exterior walls and placed over top of the existing masonry walls that were not removed on the rear elevations. Great attention to trimless details in the wall cladding application provided the look that the client was after to transform the old industrial building into a modern office space. The wall, window and existing roof system insulation values were upgraded to meet LEED® silver standards. New mechanical and electrical systems were installed to be ready for future tenant improvements. A new 9’ suspended ACT ceiling was installed throughout the floor plate. The existing concrete slab on grade was grinded to remove imperfections and bring it back to nearly new appearance.
