Bluebird Self-Storage – Woodbridge

Under this contract, Maple Reinders was responsible for providing a turn-key package of design, permitting and construction services for a new three-storey, 144,400 SF self-storage facility for a valued repeat client, Bluebird Self-Storage.

The building structure is comprised of steel framing and concrete slab on deck. The exterior elevations are comprised of an integration of masonry veneer, aluminum curtainwall, and insulated metal panels. With full exposure along a major highway in the Greater Toronto Area, Bluebird Cityview required an upscale yet economical elevation design. Maple Reinders led a Value Engineering exercise that resulted in a design approved by the municipality and the Client which also resulted in budget savings. In addition, Maple Reinders analyzed and compared different phasing options to optimize Bluebird’s pro forma. Bluebird decided to phase the project horizontally, with Phase 1 including 96,000 SF and Phase 2 comprising 48,400 SF.

Maple Reinders was also able to accelerate the contract schedule providing Bluebird with an early partial occupancy of the ground floor, which enabled them to start renting storage lockers two months ahead of schedule. The remainder of the Phase 1 building was turned over to the client four weeks ahead of schedule.
