Maple Reinders was proudly selected by Oxford Properties to deliver Phase 1 of the James Snow Business Park in Milton, Ontario—an ambitious industrial development aimed at meeting the growing demand for high-performance logistics and warehousing space in the Greater Toronto Area.
This phase involved the concurrent construction of four industrial warehouse buildings totaling approximately 1.5 million sf of floor area. Designed with flexibility and functionality in mind, the buildings offer clear heights ranging from 36 to 40 feet, and feature extended joint (“jointless”) slab-on-grade flooring in the marshalling bays to enhance durability and long-term performance. Architectural elements include precast concrete, insulated metal panels, aluminum composite panels, and high-performance glazing, resulting in a clean and modern industrial aesthetic.
The entire project was delivered on an aggressive 16-month schedule, showcasing Maple Reinders’ ability to manage complex, large-scale builds with precision and efficiency.
Sustainability was a cornerstone of the development, with all four buildings achieving LEED® certification. The project incorporated several innovative environmental strategies, most notably the installation of the largest privately-owned rooftop solar array in Canada. Approximately 8,500 photovoltaic panels were installed across Buildings C and D, forming a 4.68 MW system designed to generate 80% of the anticipated electrical demand for future tenants. In addition to renewable energy, the project made extensive use of ECOPact concrete, a certified low-carbon alternative to conventional concrete. This material reduced the embedded carbon in the foundation by 30 to 90 percent, contributing to significant CO2 savings. These savings are equivalent to charging 62.5 million smartphones, supplying electricity to 100 homes for a year, recycling 22,242 bags of waste instead of sending them to landfill, or growing 8,497 tree seedlings over a ten-year period.
The James Snow Business Park not only delivers high-quality industrial space to the market but also sets a benchmark in sustainable building practices and environmental responsibility in the industrial sector.
