Maple Reinders was awarded a Design-Build contract by Public Storage Canada for the conversion of a single-storey warehouse and office building into a two-storey self-storage facility totaling 129,625 SF.
During the construction, Maple Reinders provided several value added recommendations, including a Helical Pile foundation as support for the new second floor addition and the installation of a TPO membrane retrofit over the existing built up roof assembly, the latter which saved the Owner in replacement costs down the road.
The large front area was converted into two spaces – a new Public Storage Corporate Office, and a customer Retail Office; each having a separate secured entrance. A new loading zone was constructed from the existing area and converted into a grade level ramp, complete with two overhead loading doors, a lobby, and dual elevators which provide access to the second level. Exterior work included new perimeter fencing and an automatic entrance gate for security access control. Maple Reinders also remodel the existing building façade to mirror Public Storage’s corporate brand.
The facility is operated and monitored by a full security access system including keypads for the public entrances, and a keycard access system for the Corporate Office entrances. The main gate, and each locker, are also equipped with security access systems. In order to limit energy usage while the building is vacant, motion sensor lighting was installed throughout the facility. The facility is also equipped with LED lighting.
